What the Renters’ Rights Act means for you 

The Renters’ Rights Act 2025 brought in the biggest changes to renting in a generation, and the main reforms have been in force since 1 May 2026. If you let a property, they already apply to you: 

  • Section 21 ‘no-fault’ evictions have ended. To regain your property you now use one of the set legal grounds. 
  • All assured shorthold tenancies have become periodic tenancies, with no fixed end date. 
  • You can raise the rent once a year with the correct notice, and the tenant can ask a tribunal to check it. 
  • You must consider a tenant’s request to keep a pet and can only refuse with a good reason. 
  • You cannot refuse to let to someone simply because they have children or claim benefits. 
  • To sell or move back in, you must give four months’ notice and cannot use those grounds in the first year of a tenancy. 

 

The rules are detailed and still rolling out, with landlord registration on the new private rented sector database beginning late 2026. The simplest way to stay on top of all of it is to have us check your position, then manage it for you.
