The Schools
There are plenty of choices when it comes to selecting a school for your son or daughter. There are four State primary schools in the district, and another three secondaries.
All three secondaries (Highlands School, Winchmore School, and Ashmole Academy) have their own sixth forms, so there’s a pathway straight to university. They have also received good reports from Ofsted – Highlands is currently rated ‘Outstanding’, and Winchmore School and Ashmole Academy ‘Good.’
If you’d prefer to go private, then there are two independent middle schools (Grange Park and Keble preparatory schools) and one independent secondary (Palmers Green High School, for girls).
And if you have younger children, then there are three nurseries or pre-schools in the district – Woodberry Day Nursery, Winchmore Hill Day Nursery and Pre-School, and Winchmore Hill House Children’s Nursery and Pre-School.
The Health Services
There are two GP surgeries - The Winchmore Hill and the Woodberry practices, which are both located on Green Lanes, in the heart of the district. So your children’s health (as well as your own) should be well looked after.
The nearest hospital is the North Middlesex University Hospital, which is part of the Royal Free London NHS Foundation Trust. It is located in Sterling Way, Enfield, and serves the boroughs of Enfield and Haringey.
The Other Facilities
Your children will find plenty to do in Grovelands Park, which, although it is Grade II* listed, has plenty of activities for younger and older children alike (including age-specific playgrounds). They can play tennis, basketball or pitch and putt golf, or go fishing on its lake.
And the Firs Farm nature reserve on the edge of the district is well worth a visit if you have children. There are dedicated play areas and plenty of information boards, so your son or daughter can enjoy themselves – and learn something about nature as well.
Sporting Chances
There’s plenty of opportunity for your children to stay active via the various sports clubs in the area. Winchmore Hill Sports Club, which is based at The Paulin Ground in Ford's Grove, has plenty of youth sessions if they want to take up a new sport or improve an existing one. The club’s hockey, football and tennis teams all have thriving junior sections.
And if your son or daughter has any excess energy, why not take them along to the Grovelands Park Parkrun on a Saturday morning?

The Local Property Market
Streets such as Broad Walk, Green Dragon Lane, Vicars Moor Lane, and Old Park Ridings are particularly popular with families. These roads offer spacious period homes, generous gardens, and close proximity to good schools and parks. For rental properties, a three-bedroom house typically rents for between £3,300 and £3,800 per month, while a two-bedroom flat usually falls in the £1,600-£2,000 range. Prices can vary depending on property condition and proximity to transport and schools.
At present, our activity in the Winchmore Hill area is split roughly 80% sales to 20% lettings. Both sectors remain busy, but the sales market has been particularly strong due to high levels of buyer interest from families and professionals.
It looks like this summer will be a good time to buy or rent a property in Winchmore Hill, with more interest rate falls predicted in the coming months, making mortgages that much more affordable.
The rental market in the area has remained strong, particularly for buy-to-let investors; the Office for National Statistics says that the rental market in Enfield (which includes Winchmore Hill) has seen an increase of just under 12% in average private rents in the year to May 2025.
