Why Move to Tufnell Park in 2026?

This article looks at the advantages offered by the North London suburb of Tufnell Park for those who may be considering moving to the district.

If you are looking to buy, rent, or even sell a property in the area, Anthony Pepe estate agents now have a presence there after acquiring Stonehouse Estates last year.

It will take between three and four minutes to read.

Tufnell Park remains one of North London's most desirable, yet comparatively accessible, neighbourhoods. While housing costs reflect North London premiums, prices are often more affordable than in heavily commercialised hotspots nearby.

Looking for a Tufnell Park Estate Agent?

If you want to buy, sell or rent a house in Tufnell Park, then we recently acquired Stonehouse Estates, a local estate agents, who are now part of the Anthony Pepe family. You need look no further for all your property needs. Feel free to call in at our offices at 175 Junction Road, Archway.

The Villagey Vibe - and the Green Spaces

Fortess Road in the heart of Tufnell Park serves as the bustling high street, packed with independent butchers, bakeries, bookshops, and coffee spots. There are plenty of leafy streets and green spaces, so it is easy to forget you are in the heart of North London with excellent access to the rest of the capital.

The parks include Tufnell Park itself, which is located on Campdale Road; this is the neighbourhood’s main sports and outdoor hub. It features tennis courts, an outdoor gym, a children's play area, a cricket net, and a 475-metre walking/running route.

Whittington Park, which is just to the south, offers a children's playground, tennis courts, and basketball courts. Dartmouth Park is a smaller green space perfect for leisurely walks or picnics; it is located just to the north. And Hampstead Heath is not too far away, either.

The Mix of Housing

Whatever type of home you are looking for in Tufnell Park, you should be able to find it. There are plenty of elegant Victorian and Edwardian terraces with original features such as high ceilings, bay windows and decorative cornices - although many have been sympathetically renovated for modern living.

There are plenty of more modern alternatives to choose from as well. The primary hub for brand-new, modern apartments in the district is along Parkhurst Road (bordering Holloway). Modern mews houses and gated flats are also to be found tucked away behind the main roads.

The Transport Links

One of the big attractions of Tufnell Park is that it has its own tube station, on the Northern Line. This connects the area directly with King’s Cross, Camden Town, Bank and London Bridge. There are also nearby stations in Kentish Town and Archway, as well as frequent bus services to Camden, Holloway and Finsbury Park.

It Makes Good Financial Sense in 2026

Tufnell Park offers much more for your money (in a property sense) than these immediately neighbouring areas on the other side of Hampstead Heath, or in districts such as Crouch End. You can secure larger double-fronted Victorian terraced homes and garden flats at a comparatively lower cost per square foot.

Property portal Rightmove says that house prices in Tufnell Park have an overall average of £777,361 over the last year. The majority of properties sold in the area were flats, which had an average price of £561,560.

So if you are experiencing "growing pains" - the second child arrives, the home office feels cramped, or the desire for a proper private garden peaks during the summer heat - then Tufnell Park is the ideal choice if you want to move from a flat in Highbury, Crouch End, or Harringay. Tufnell Park still offers a vibrant North London lifestyle but with the right amount of space you actually need.

And if you are interested in renting out a property, then there is a strong rental demand for properties in the area, particularly among couples and professional sharers who can easily commute into Central London.

We Now Have an Office There

Another reason to move to Tufnell Park is the fact that Anthony Pepe now has a presence there. In September last year we acquired Stonehouse Estates - a respected, independent estate agents that has proudly served the area for more than a quarter of a century.

This means that anyone who visits our office there can benefit from the full range of our services - whether you need landlord services in Crouch End, a lettings agent in Highbury or residential home sales in Cockfosters.

FAQs

Q: Why is June 2026 a particularly good time to consider moving?

A: The weather should be better (and there will be more daylight hours to fit in viewings and appointments), and you can start thinking about moving your children into a new school in time for the 2026-27 academic year without disrupting their education. Gardens are in full bloom, and interiors benefit from brighter natural light, which is ideal if you are also selling your home and want to make a strong first impression.

Q: What sets Anthony Pepe apart from other North London estate agents?

A: Our staff are knowledgeable, experienced and in many cases live in, and have roots in, the communities which they serve. And as a company, we are constantly seeking to improve our services to all our customers, even though we have secured many industry awards over the past 15 years.

Q: Is Tufnell Park considered a good area for families?

A: Yes; aside from its village feel, and access to open spaces. Tufnell Park is also home to some excellent schools, with many local ones heavily oversubscribed. Tufnell Park Primary in particular is extremely popular.
