Analysis from Rightmove shows that, in March, agents have the highest number of buyer enquiries per property for sale on average. And, while new listings are also at their yearly peak during the month, strong demand from buyers also means March sees the highest competition for the homes available.
It’s not just a question of supply and demand, either - but of the likelihood of a successful outcome. The property portal analysed more than a decade of data and found that two out of every three homes which are listed in February and March go on to complete a sale - the highest proportion of the year.
So why is March in particular so popular with buyers and sellers?

Some of the reasons are natural ones. During March, there are more daylight hours, so you feel more optimistic, particularly after a dank, dark, wet winter. You can begin to look ahead to long-term projects (such as moving house). And the improved weather helps to enhance your own property; the garden should start showing the green shoots of recovery. If you have a front garden this should provide plenty of kerb appeal.
It’s also much easier to get an accurate picture of what a property looks like in daylight rather than at night-time or in artificial light (although if you are viewing a potential new home then it’s always worth seeing your prospective purchase at all times of the day, to check on issues like traffic, human footfall and other criteria).

Most people in the UK get some time off over Easter, and most schools are usually off for two weeks.
