Winchmore Hill is one of the rare places in North London which offers the convenience of the capital with the charm of the countryside – and it often scores very well in surveys of the best places to live, not just in London but further afield. Here local estate agents Anthony Pepe, with an office in Palmers Green, take a look at some of the key advantages the area offers.
1. The Excellent Transport Links
Winchmore Hill has its own rail station which connects to Moorgate and Stevenage via Hertford North (two trains per hour) and is in Travelcard Zone. This service also connects to the tube network – at Finsbury Park and Moorgate, from where you can change to the Northern or Piccadilly lines.
The area also benefits from various London bus routes which terminate at Clockhouse Junction, and a number of other services which pass through it, including the N29 night service.
Winchmore Hill also benefits from the proximity of two major roads - the A406 North Circular, which runs initially on an east-west axis, and the A10 which goes in a north-south direction.
2. The Open Spaces
One of the big selling points of Winchmore Hill is its ‘villagey’ feel – it even has a village green, which is at the heart of the commercial area.
Grovelands Park, pictured above, is also a popular spot; originally owned by the Rothschild family, it’s now a public open space and is Grade II* listed. There’s plenty to do there, including tennis, bowling, basketball, pitch and putt golf, fishing on the lake, plus playgrounds for older and younger children alike.
3. The Community Spirit
It doesn’t just look like a village; the people who live in Winchmore Hill are also determined to preserve the best of the area (although there is a large conservation area which means that much of the original character has to be preserved). There’s an active residents’ association which operates its own website.
There are plenty of community activities offered at the United Reformed Church, while the Winchmore Hill Sports Club runs a thriving cricket club, and many other sports are played at the Ford’s Grove site as well.
4. The Facilities
If you are thinking of moving to Winchmore Hill, then the area has plenty of schools (four primary, three secondary and four independents (including prep schools). The two GP practices are in Green Lanes (which is also where the area’s library can be found) and Woodberry Avenue.
And there are plenty of independent shops, bars and restaurants alongside the bigger chains and well-known names.
5. The History
There’s plenty for the avid history buff to enjoy in Winchmore Hill as well. The Quaker Meeting House (built in 1688 and rebuilt in 1790) on Church Hill is the oldest religious building in the district; it is also used for many community activities, and it also acts as a polling station on election days. St Paul’s Church (also on Church Hill) on used to have the largest unsupported plasterwork ceiling in Europe, until concealed supports were added in the 1960s.
The oldest pub in Winchmore Hill was the Green Dragon; originally it was on Green Lanes, but when a highwayman was caught there, he was hanged on a gallows outside the pub close to the scene of his crime, in accordance with tradition. The pub later moved to Vicars Moor Lane (perhaps people didn’t like drinking close to the gallows) and has since closed down.
6. The Varied Mix of Housing
There’s a good mix of housing stock in Winchmore Hill, whether you are looking for a detached or semi-detached house, a flat or a maisonette. A lot of 1920s mansions in the Broad Walk area have been converted into large, family-friendly modern homes.
Many of the properties in and around the Green are flat-fronted Victorian terraces, while those in the south of the district are more likely to be Edwardian, and some of these have been converted into flats.
