\nThe area in which Hadley Wood is situated is part of the historical hunting grounds of Enfield Chase. The district was transformed from a rural and agricultural location into a desirable residential suburb following the opening of its railway station in 1885.
\nMany of Hadley Wood’s historic buildings survive to this day - including Mount House, a stunning red-brick 18th Century mansion on Camlet Way, and St Paul’s Church, the first church in the district which was built in 1910.
\nIn more recent times, Hadley Wood became part of the newly created Ward of Hadley Wood and Cockfosters in 1909 to allow for the return of local councillors. In 1965, the Municipal Borough was abolished, and the London Borough of Enfield was formed. The ward of Hadley Wood and Cockfosters, whilst covering the same geographical area, is now known simply as the ward of Cockfosters.
\nAlthough there is no tube station in the district itself, Cockfosters (on the Piccadilly Line) is within easy reach. And Hadley Wood does have its own overground station (in Zone 6) which offers direct services to Moorgate and Finsbury Park. Buses are another option; the 399 service operates between Barnet and Hadley Wood station, while the 298 service (between Arnos Grove and Potters Bar Station) serves the edge of Hadley Wood.
\nThere's also easy access to the M25 and the A1 makes travelling by car straightforward, whether you’re heading into the city or out into the countryside.
\nAlthough Hadley Wood is part of London, it has its own cultural identity. The long-established Hadley Wood Association represents the interests of the area’s residents and leases 27 acres of open space either side of the railway station, enabling public access and preserving this land for future generations. These 27 acres includes football grounds and seven tennis courts operated by the Hadley Wood Lawn Tennis Club, one of the oldest tennis clubs in North London.
\nThe Association operates the Crescent East community centre which is used for a variety of social and sporting events and is available for lettings.
\nAnd no article on Hadley Wood would be complete without mentioning its golf club, an 18-hole championship-level course set in 265 acres in the grounds of Beech Hill Park (the mansion itself dates from the 18th century).
\nAmenities include a restaurant and bar, a well-stocked Pro Shop with a simulator, a driving range, and short-game practice areas. The main course was designed by Alister MacKenzie, the same man who designed Augusta National, where the famous US Masters tournament has taken place this month.
\nUnlike the busier hubs of Barnet or Enfield, Hadley Wood feels like a private countryside retreat. It is defined by its \"village\" atmosphere, grand tree-lined avenues (like Camlet Way), and a strong sense of security and privacy. It’s where people move when they want the space of Hertfordshire but need to remain within the London Borough of Enfield.
\nThe number of properties in Hadley Wood has increased significantly over time, to around 1,000 currently. There is a growing number of high-quality apartments and modern homes alongside Victorian and Edwardian properties.
\nHowever, the district remains characterised by green and open spaces, with Green Belt farmland and mature woodlands surrounding the built-up area. The majority of properties sold in the district during the past year were flats, selling for an average price of £707,200. \nIf you are looking for property as an investment, then Rightmove says that historical sold prices in Hadley Wood over the last year were 19% down on the previous year and 27% down on the 2022 peak - making it a good time to buy. Rental yields for properties in Hadley Wood (the EN4 postcode) generally range between 3.5% and 5.5%.
