Appeal to the buyer
De-cluttering and cleaning are obvious steps to take when you put your house on the market, but you also need to remove any excess personal items that may get in the way of potential buyers envisaging themselves in your home. We’re not suggesting that you need to remove all traces of you living there; personality is great, but it’s better to allow buyers to imagine how they might arrange their belongings in the property.
Not everything adds value
Before you make any additions or changes to your home make sure they’re going to add value, as you might be surprised at what can actually devalue your home. Extensions and conversions might have the appropriate planning, but have they added value? If you have any questions about adding value to your home, your local estate agent is the best person to speak to. Their local knowledge of the property market can give you the best advice on your next move.
DIY it
Every home has a list of DIY ‘to do’ jobs, and as your property goes on the market these little jobs become extremely important. Potential buyers notice everything, and these small but significant issues could be reflected in their offer price. Don’t put them off any longer, make a point of ticking off all of your DIY jobs so you can present your home looking at its best.
Gather your documents
Before you can sell your home you will need to provide your agent with a number of documents. To prevent holding up the sale once you’ve made the decision to sell, round up the following paperwork ready for when it’s needed. You will need a proof of identity, title deeds, building regulation certificates for any work completed, leasehold/shared freehold documents, and an Energy Performance Certificate (EPC).
Work with your agent
Working together with your agent will help your home to sell. We’ve shared advice on how you can assist the sale, but always use your agent’s experience and local knowledge to really push your property. From your valuation to handing over the keys you can work alongside your agent by asking for their advice, answering their requests promptly, and trusting in their abilities. We don’t expect you to know it all, so don’t be afraid to ask.
