Sod location, Tenants want an en-suite

For years, a priority for house-hunters, whether tenants or buyers, has always been location, location, location.  Although this is still important, the way tenants want to live has changed.  Gone is the need to rent for the short term; now, in the era of generation rent, a rental property needs to be their home for many years to come, and as such tenants have different priorities.

According to a recent survey by Knight Frank, tenants are looking for somewhere with in-property features and are willing to pay more as a result.  Top on the list of priorities, the research found, was an en-suite bathroom.  Our lives today are busy and having an extra and private facility can enhance your tenants’ overall quality of life.

Reduce the stress of car ownership

Should your tenants have a car, a dedicated parking space will likely also be high on their list of priorities.  There is nothing more stressful than trying to find a place to park in North London, and you can often end up leaving your car streets away.

More time for making memories

Another amenity high on the list is weekly cleaning.  There is an ever-increasing number of people today who have a cleaner and there is no longer that stigma that having a cleaner is only something for the more affluently mobile.  In fact, having a cleaner is becoming the norm as we want to spend our free time living rather than cleaning, tiding, and ironing.  Having a cleaner allows you to spend more of your precious time with the ones you love.

Quality kitchens

The quality of fixtures within a rental home is certainly something we find tenants are conscious of when they view a property.  High-end kitchen appliances do make a property more appealing and, again, tenants will pay a higher rental for such a place.

Many of us are spending more time in the kitchen cooking with fresh produce and making the move away from processed foods.  Our kitchens are also where we entertain family and friends; it’s where we are most often drawn to, which is why it’s affectionately known as the ‘heart of the home’.

Keeping healthy

Staying fit and healthy are personal priorities and, therefore, regardless of other amenities close by, a gym in easy distance is a must-have for many.  Your tenants may even be wanting to find an apartment building with a gym on-site, making it easier to exercise when their hectic schedule allows.

Sell your in-property amenities

When you’re looking for a rental property or to advertise for new tenants for a current one, make your priority your home’s in-property amenities.  These could be more appealing to prospective tenants than you had originally thought.
