- Referencing tenants
Once a suitable tenant has been found for your property, they will undergo a comprehensive referencing assessment. We will apply for references on your behalf including financial and fraud checks, verify employment status and, where applicable contact any previous Landlord. Our referencing service has been designed to minimise your risk and ensure the rental of your property runs smoothly. Only if the tenant proves to be acceptable do we proceed with the potential let.
Rental paperwork
To ensure the tenancy runs smoothly it is essential that a professional agreement is in place. We will draw up the relevant paperwork based on years of experience, ensuring all the necessary documents are signed by both parties
- All tenancies need a professional inventory which notes not only the contents of your property but also its condition at the start and end of the tenancy. This is now required as essential evidence in proving any damage or similar claim against a tenants deposit. Anthony Pepe & Co can arrange this on your behalf.
- Advising you of your obligations as landlord
It’s not easy keeping up to date with all the recent changes in legislation, however when you let your property with Anthony Pepe & Co you can rest assured that we will keep you informed of your legal obligations as Landlord.
- Gas equipment including boilers and ovens must be inspected annually by a CORGI registered engineer and the safety record given to the tenant. Any electrical equipment must be safe too, and furniture must be fire resistant. Our branches can supply you with further information ensuring your property is compliant with the relevant safety regulations.
- Deposits taken by Landlords as from 6th April 2007 must be safeguarded by one of three Government approved schemes. . Landlords can choose which scheme they wish to use and must safeguard each deposit and inform the tenant which scheme has been used with 14 days of receiving the deposit. This is why it is essential that an inventory is compiled as mentioned previously.
- From 1st October 2008 it’s a legal requirement for all Landlords to have a valid Energy Performance Certificate for their property before it can be let. An EPC assesses the energy performance of a property, from “A” representing the most energy efficient property to “G” representing the least efficient property. It must be carried out by a qualified Domestic Energy Assessor and will also show a building’s environmental impact by indicating its carbon dioxide emissions. A valid EPC will last for 10 years and can be used for multiple tenancies within that period. Anthony Pepe & Co is able to arrange for an EPC to be carried out on your behalf in order to avoid any delays in letting your property.
